Note:  Greystone is not a typical, stripped-down vacation rental, and because of it's special features and rather pricy nightly rate, will not appeal to everyone.  We screen our renters and no reservation will be considered until we receive a completed Inquiry Form 

I only rent out Greystone 14 nights each year, and I have only two nights left in 2014 that I can rent Greystone.  Below constitues my new updated rates for these two nights remaining in 2014.  

This page will provide you budgeting information so you don't have to waste any time.  Greystone's base rate covers up to 12 guests ($30 per person per night surcharge for more than 12) and the two night stay will be $4,300. Rates may change for upcoming 2015, although there is always a 2 night minimum for Non-Holiday / Non-Special Event rentals. Some special events, such as Derby, and vacation holiday periods have 3-5 night minimum requirements (for rental rating - although you would not have to stay the entire time).  Please see the 2014 Events Page

You may also use Greystone, in conjunction with your stay, for Weddings & Receptions.

Special events and holidays include Derby Week, Easter Week, Thanksgiving Week, Christmas Holiday and perhaps a few others.  Reservations are scheduled on a first approved and paid basis, as multiple groups may be requesting the same time slots.  No reservation request can be held unless there is payment of appropriate deposit.  

Rental requirements / prohibitions: 

1) The primary renter/s must be at least 25 years old, be homeowners, and provide proof of homeowner insurance (face sheet copy). In the event you have more than 8 adults in your group, at least 2 primary renters must provide information on the Inquiry Form and sign the agreement to be financially responsible for any damages to the house during their stay.

2) Copies of the driver's licenses of the primary renter/s.

Absolutely NO SMOKING is allowed nor tolerated inside of Greystone or the otyher homes we offer!  A minimum fee of $500 will be assessed against primary renter if smoking is evidenced inside of our property! Smoke outside, if you must - there are plenty of deck and covered patio areas for you to do that! Dispose all ashes, butts, etc in outside trash containers -never bring them inside!

Food preparation prohibition
In the same way we allow smokers to rent our home, but do not allow smoking inside, we have the same prohibition against the hot cookling of curry sauces inside of the homes! We set this rule because of a past experience and the high cost and time spent cleaning our home after curry was prepared inside.  Even after extensive cleaning of furniture, rugs, walls, ceilings...it still took almost a month to rid the home of the undesired odors.  Before that experience, we had no idea that the hot cooking releases oils into the air that attached to EVERYTHING!  This is an oder we do not wish to have lingering in the home/s after vistiors vacate and we return!  So, if you rent our home and wish to prepare curry, PLEASE do so outside on the grill...then bring back inside for eating - the oils are not release by simply using the curry, just in the preparation stages.  As in the case if a smoker smokes in our home, if you prepare curry and the smell lingers, you WILL lose your deposit! Please don't do it!

Owners may grant early or late arrival and departure times if no renters are scheduled for adjoining dates.

Other Fees and  requirements applicable to all rentals:

1)  Reservation fee of $150 is applicable for all scheduled rental periods, regardless of duration, and is to be paid with original rental deposit and is non-refundable.

2)  A pre-arrival prep / laundry / cleaning fee of $100 (2-6 night rentals) or $150 (7+ night rentals) shall be due and payable 30 days prior to arrival.  This fee is non-refundable after paid unless reservation cancellation is made within 14 days of arrival.  Fee covers all post-departure laundering of towels & linen, remaking of beds, plus 2 hours of additional cleaning to prepare for the next guests or return of the owners.  Other than the above, renters are expected to leave Greystone as clean as they found it...clean-up beyond 2 hours is charged at $25 per hour against Security Deposit.  Cleaning option - if you prefer not to havbe to do anything but walk out and lock the doors, we do provide 100% post-departure cleaning services at $25 per hour as long as you specify in advance that you do not plan on doing any cleaning. 

3)  Security Deposit of $500 (higher for non-US homeowners) will be paid with rental balance (due 30 days prior to arrival) and is subject to 100% refund within 30 days of departure if there are no damages, breakage replacements, nor excessive cleaning required.  Deduction for such items shall be itemized to tenant and balance reimbursed.  Damages, replacements, and excess cleaning beyond deposit will be billed to renter.  

4)  Once your request for reservation is approved, a signed Rental Agreement will be prepared and must be signed and mailed in with appropriate deposits.  See sample Rental Agreement (non-personalized) for details.

Over 12 guests, there is a $30 per night per guest fee.  Children under 24 months are not counted. 

Weekly Rate: (7 nights - non-holiday, non-event weeks)
$5,500 per week + non-refundable reservation fee of $100 + $150 prep fee.
The weekly rental will provide for up to 16 guests at no additional fee.

Holiday and Special Event Rates:

Holiday Rates:   See calendar for Holiday / Event schedule - note that holiday days are highlighted.  All holidays, except those listed immediately below, have a 10% premium above our non-holiday rates shown above and reservations must be fully paid within 30 days of stay (or immediately if closer than 30 days to arrival). These holidays include, but are not limited to, July 4th, Memorial Day, Labor Day, and a few other 3-day weekends. 

Major Vacation Holidays - Easter Week, Memorial Weekend, Thanksgiving Week, and Christmas / New Years Week - Remaining 2014 rate for a two-night stay will be $4,300.  

Derby Week - Regular rates do not apply for Derby - one of the world's great sporting and social attractions!  People and companies from all over the world decend on Louisville to attend the Kentucky Derby (more importantly, to be seen, so it seems!)  And what an event it is each year- 160,000+ come through the turnstiles!   Virtually every hotel and motel room for miles around sell out well in advance.  If you are interested in attending while staying at Greystone, send us your completed Inquiry Form if you would like to put your name in for potential stay during 2015.  We have a growing number of homes to select from, so submit your corporate or personal Inquiry Form as soon as possible, as Derby normally is taken well in advance. 

Other Special Events - Throughout the year, there may be special events that have different rates...Each year Derby is in the $3,500 per ight range for a 4-night stay.  Both the 2014 Derby and PGA Championships at Valhalla Country Club are reserved.  

All Reservations - Deposit to hold reservations - Except for special Derby provisions, all bookings require a 25% non-refundable deposit upon making the reservation, and balance is due 14 days prior to arrival (30 day advance for Derby) - see Rental Agreement.

Pet Fee - $20 per day per pet added for rental stay.  Pets must be listed on your Inquiry Form with a maximum 2 pets, subject to breed restrictions.  Renters are responsible for any damages or extra cleaning caused by pets during their stay.  A penalty of $100 per pet will be assessed (plus the daily pet rate) for renters bringing pets and not listing them on the rental agreement.  We would prefer that you decide to leave pets behind for your stay.  The yards in Louisville are generally without any fences, so you are responsible for your pets and their welfare and agree to hold harmless the owners for any and all events regarding your pets.  Certain breeds of dogs, primarily those known for drooling and "slinging drool" are not permitted.

Cancellations - Your balance must be paid 14 days prior to arrival (30 for Derby) or your reservation is subject to forfeiture.  Deposit is not refundable, regardless of reason.  Cancellations made prior to 14 days will result in a refund of everything except the 25% deposit and reservation fee.  Any reservation cancelled within 14 days of arrival will result in forfeiture of your contractual rate, and no refund will be made. Weather conditions cannot be guaranteed and does not invalidate nor be cause for changing your reservation dates.

Note:  All towels, linens, and bedding are provided for your stay, up to 16 occupants - you DON'T have to bring your own!  You are responsible for bringing your own food, although we are well stocked as to spices and all pots, pans, plates, bowls, and utensils are provided. There are plenty of stores nearby for purchasing food and other provisions you might need during your stay.  There are two refrigerator/freezers and a large capacity steam washer and dryer for you to use.  All we ask is that you clean your messes and strip any beds you use so our housekeeper can wash and prepare for the next user. 

There are storage closets on each level that are designated for private away-storage for the owners, so please respect and do not enter.
