The IRS allows every homeowner to rent their private home for 14 nights each year and pay NO IRS taxes on the income...regardless of the amount!
During the past two years, this site has grown from just one house (my own) to 40. Up until August 2015, I charged nothing to add a home. However,I now feel we have enough homes to offer visitors without adding more homes. Because of that, as of August 1, 2015, a one-time setup charge of $100 will be assessed for me to take time to come out and take photos and the build the site layout and pages for your home to be represented on LVH.
After the initial $100 setup fee, there is never a charge from that point on unless you accept a rent proposal and actually rent your home and you can cancel at any time...there is no contract.
LVH pays for all advertising, promotion, and memberships fees to promote this site. We will make you home available for visitors to browse, but cannot promise any rentals, as that is up to the people browsing and they decide based on price and amenities. We will handle all paperword, writing of rental agreements...and convey to you everything we know about the renter/s. It is then totally up to you as to acceptance, rejection, or countering any offer a potential renter makes. However, your acceptance of any rental proposal, whatever the rent is will be divided 80% to the homeowner and 20% to LVH when rents are paid. You are fully paid prior to any renter being in your home, and we collect a copy of the renter's homeowner policy face sheet plus hold a security deposit against any damages...which is a rare event.

The IRS rules state you pay NO income tax on income obtained in renting out your private home for up to 14 nights per year, regardless of the amount!

About us
As owners of #603, we created this website, LouisvilleVacationHome.com, to represent our home. We love to travel and go between our home here in Louisville and our home in California, and have rented our homes in both CA and KY for over eight years. We are very experienced in the process, and feel I know the ropes pretty well.

Jim and Ginger Welch, Owners
Evolution of LVH from a single home to now
In March of 2014, I had rented our home well in advance for the 2015 to corporate executives of Disney. It was the only home I had available, but I kept getting more and more inquiries. Ginger then suggested that I tell a few of our friends what we do and WHY we do it...some thought we were crazy to let strangers into our home, others cauth on quickly...let others pay for your own travels! Well, several got on board, then more, then referrals from those people, then people just started calling me when they saw the site and wanted me to handle their homes. I soon formed the LLC and joined and was accepted as a housing partner of the Louisville Convention and Visitors Bureau.
I would be happy to provide you more information concerning the benefits and why you might consider allowing LouisvilleVacationHome to help your arrange your home for rental!
We charge no fees other than the $100 I now charge to build your pages...unless LVH finds you suitable renters (you have final say). If you would like your home represented on LouisvilleVacationHome, simply complete and then submit this form and we will get back with you quickly.
