Kentucky Derby Rates

$4,500 per night (3 night minimum)
Please note that the pool will probably not yet be open for swimming at Derby
as it is generally too cold to open in early May. Owner may agree to open the pool,
but there will be an additional cost to do so.

Reservations other than Derby: 
From $1,400 per night, a 3-night minimum stay will be considered, depending on 
dates and requirements from your fully completed Inquiry Form 

Maximum rental days this home is available per year:  14 nights

=============   Notes & Additions to rental rate   ===============

Rentals involving more than 12 guests have a $30 per person-per night surcharge
for that overage.  Those younger than 24 months are not counted.  Two primary
renters are required if there are over 8 guests.  Primary renters must show proof of 
homeowner's insurance to rent this home. 

NO pets are allowed in this home.  This is a 100% NO SMOKING home!
No inside cooking of any heavy-spiced curry sauces is permitted in this home. 

$200 Reservation Fee (regardless of duration or event)

$200 - Prep / Laundry / 2-hr Cleaning Fee

$1,000 Fully Refundable Deposit ($1500 if over 8 guests) 

=============   Requirements to Proceed   ===============

Note:  We require that the primary renter(s) to be a homeowner and they must provide proff of homeowner's insurance.

Terms for renting:  
1)  Prosepective renter must submit a fully completed Inquiry Form
2)  If approved, firm rates will be provided and a Rental Agreement will be prepared 
3)  Primary renter must be a homeowner at least 25 years of age and have their insurance. This provision is required and cannot be waived.     
4)  After Agreement is received, renter will be given 5 days to sign and return with deposit, afterwhich confirmation of reservation is provided.
5)  25% of rental rate plus the Reservation fee is due to obtain a confirmation, and that amount is
     non-refundable once confirmed
6)  Balances, including Prep Fee and Security Deposit are full due prior to 30 days of arrival and said final amounts are non-refundable other than Security Deposit.

All linens, towels, paper goods, shampoo & soaps are owner-provided for guest use.  Renters are responsibile for their own food, and the kitchen refridge/freezer will be cleared out and available for use by renters.  Owner's cars will be removed from the garage during the rental duration and made available for guest parking.

Renters are expected to leave the home in the condition they found it...that includes cleaning the kitchen, properly washing and used pots, pans, dishes, cleaning bathrooms, cleaning spills and returning all furnishings to their proper places.  Renters are responsibile for removing all used linens and towels and placing them on the floor in the laundry room. You will not need to do any laundry nor remake beds.   The Prep/Laundry/2-hr Cleaning Fee also provides for up to 2 hours of owner cleaning upon your departure (not including laundry or remaking beds)...anything beyond 2 hours will be charged $25 per hour against the refund of your Security Deposit.  Renters may, on their option, elect NOT to clean as long as they provide advance notification that they will not be doing dishes, cleaning the kitchen, etc.  The deposit will simply be billed at $25 per hour.
